If you are a developer, commercial client or homeowner planning a new build, extension or infrastructure project, groundworks are the first physical work on site. They create the platform that everything else stands on.
At A.R.C Build Ltd, we deliver groundworks across industrial, commercial, residential and public-realm sites. This guide explains the key stages, why they matter, and what to expect before the first brick is laid.
Key stages of the groundworks process

Site clearance & setting out
Before any machine moves in, the site is cleared of vegetation, topsoil and obstructions. We then set out the building lines using pegs, profiles and GPS so every trench and foundation sits exactly where the drawings intend.

Excavation
This is where the ground is cut to the correct levels for foundations, trenches, basements or service runs. Good excavation controls depth, slope and soil stability — and keeps neighbouring ground undisturbed.

Foundations & substructure
Foundations spread the weight of the building safely into the ground. Depending on the design and soil conditions this can be strip footings, pads, rafts or piled solutions — often with blockwork, steel and concrete slabs following on.

Drainage & utilities
Foul water, surface water and utility connections are laid at the right falls and depths. Manholes, soakaways and attenuation tanks are installed and tested before being covered, because fixing drainage later is expensive.

Reinstatement & landscaping
Once the services are in and signed off, the ground is backfilled, compacted and reinstated. Paving, kerbs, tarmac, planting and final levels turn a construction site into a finished, usable space.
Why groundworks matter
- Structural integrityProper foundations and drainage prevent settlement, cracking and water damage for the lifetime of the building.
- ComplianceBuilding control and warranty providers need to see correctly laid foundations, drainage tests and reinstatement records.
- Programme & costGetting the groundworks right first time avoids the delays and rework that can derail a whole project.

Groundworks FAQs
What exactly are groundworks?
Groundworks are the preparatory and below-ground stages of construction. They include site clearance, excavation, foundations, drainage, utilities and reinstatement — everything that happens before the visible building begins.
How long do groundworks take?
A small residential plot may take two to four weeks. Larger commercial or civil sites can run for several months. Programme depends on ground conditions, weather, access and the complexity of drainage and foundations.
Do groundworks need planning permission?
The groundworks themselves usually fall under an approved planning application, but you will still need building regulation approval for foundations and drainage. We work alongside engineers and inspectors to keep everything compliant.
What is the difference between groundworks and foundations?
Foundations are one part of groundworks. Groundworks is the wider process that clears, excavates and prepares the site, installs drainage and services, and then reinstates the ground around the finished foundations.
